Purpose‑Built Student Accommodation (PBSA)
We acquire under‑performing PBSA in top‑tier UK university cities with structural bed shortages. We then deliver targeted capex and a brand refresh: life‑safety catch‑up, amenity and façade improvements, and high‑function room upgrades inspired by East‑Asia micro-living built for student use. Execution is phased to minimise downtime, supported by professionalised pricing, marketing and on‑site management.

Oxford Residential Development
In central Oxford’s constrained market, we pursue planning‑led schemes for townhouses and apartments in walkable, heritage settings. Through early engagement and clear design control, we deliver context‑sensitive homes—efficient layouts and durable materials—placing residents and community outcomes at the centre while building long‑term value.

Rico Ding

Rico Ding
General Partner

Rico Ding is a founding partner of Tholos, where she focuses on the firm's relationship management, including investor relations, local council engagement, and community communication. She plays a key role in building partnerships with investors, negotiating with local governments, and fostering strong ties with the community.

Rico grew up in Hawaii and holds a degree in Political Science and Philosophy from UCLA, as well as an MBA from the University of Oxford. She is a member of Christ Church College. With her international background, Rico brings a global perspective and an ability to adapt quickly to local environments. Her business philosophy blends tradition with modernity, with a strong focus on people. She also has extensive experience in property management across both the United States and China.

Michel Rhéaume

Michel Rhéaume General Partner

Michel is a founding partner of Tholos and jointly leads the firm's investment and development activity. He brings hands-on experience from multiple residential development projects worth over CA$100M in Canada, where he led work from land acquisition through entitlement, design, and construction.

He began his career as a lawyer and tax advisor, with roles in a leading Canadian law firm and a global accounting network. His background gives him a strong command of planning risk, capital structuring, and legal oversight across stages of development.

Michel holds a civil law degree, summa cum laude, from the University of Ottawa, a master's in tax law from the University of Montreal, and an MBA from the University of Oxford. He is a member of the Quebec Bar.
